Al Andalus Riyadh: residential building at Al Rossais's Al Salam complex near Khurais Road, east Riyadh
Al Rossais's Al Salam buildings sit inside Al Andalus district, close to Khurais Road metro station.
Quick answer

Al Andalus is a residential district in east Riyadh, bounded by Prince Bandar bin Abdulaziz Road to the north, Khurais Road to the south, Khalid bin Al Waleed Street to the west and Abdulrahman Al Nasser Street to the east. It is served by Al Andalus and Khurais Road stations on Riyadh Metro Line 6 (Purple).

  • Neighbouring districts: King Faisal (north), Al Manar (south), Al Rawdah (west) and Al Nahdah (east).
  • Andalus Mall is on Olaya Street, not inside this district.
  • Al Rossais operates two residential buildings in the district at its Al Salam complex.

Search for Al Andalus Riyadh and the results mix a residential district, a shopping mall on Olaya Street, several companies with the same name, and a district of the same name in Jeddah. Most pages also disagree on where the district actually begins and ends.

This guide sticks to what can be verified: the district's borders and neighbours, the metro stations that serve it, the type of homes you will find, and the official sources for checking prices. We know this andalus area of Riyadh first-hand, because Al Rossais operates residential buildings inside the district.

The district is classed as part of east Riyadh on maps and property platforms. To see how it fits among the other eastern districts, read our guide to east Riyadh neighborhoods and how they compare.

Main Roads Into the District

  • Khalid bin Al Waleed Street: the western border, lined with shops and offices, with the BRT 13 bus route running alongside it on maps.
  • Khurais Road: the southern border and one of the main roads linking east Riyadh with the city centre.
  • Prince Bandar bin Abdulaziz Road: the northern border, separating Al Andalus from King Faisal district.

Al Andalus District vs Andalus Mall

Many people searching for "Al Andalus Riyadh" are looking for Andalus Mall, which is on Olaya Street, not in this district. Inside the district, one shopping centre carrying the name is Al Andalus Square on Khalid bin Al Waleed Street. Check the address on a map before you set off.

Riyadh Metro in Al Andalus: Two Stations on Line 6

One of the area's clearest advantages today is direct access to the Riyadh Metro. Both stations are on Line 6 (Purple):

Al Andalus metro station

An elevated station on Line 6, between Al Hamra and Khurais Road stations. At Al Hamra you can change to Line 2 (Red).

Khurais Road metro station

On Line 6 near the district's southern edge, and the closest station to the Al Salam buildings.

For residents, Riyadh Metro access in Al Andalus means a daily commute that relies less on the car and a fallback when the main roads are congested. Walking distance from your building to the nearest station varies by street, so measure it before choosing a home.

Homes and Property in Al Andalus

Al Andalus is an established residential district. Its inner streets mix villas and apartment buildings, while shops and offices line the main roads around it.

Apartments and Floors

Apartment buildings and separate floors are common on the inner streets. Quality varies from building to building with age, management and distance from the main roads, so compare units on size, maintenance and parking, not on rent alone.

Villas

Villas are common in the district, and property platforms list villas for sale and for rent on its inner streets. Those closer to the main roads are easier to reach but get more traffic and noise.

Commercial Activity on the Main Roads

Shops, offices and services cluster along Khalid bin Al Waleed Street and Khurais Road, where listings regularly show offices and retail units for rent. Mosques, schools and everyday services are spread through the residential streets.

How to Check Property Prices in Al Andalus Using Official Sources

"Average price" figures online rarely state a source or a date. Use official data instead:

  1. Ministry of Justice live transactions service (العرض الحي للصفقات العقارية): shows completed property deals, which you can search by city and district to compare with real prices.
  2. Ministry of Justice real estate exchange (البورصة العقارية): the ministry's platform for listing and trading properties with registered title deeds.
  3. Ejar platform: for registered leases. To understand what drives a rent figure, see how rental prices are calculated in Saudi Arabia.
Important for tenants in Riyadh

Since 25 September 2025, rents for residential and commercial property inside Riyadh's urban area have been frozen for five years, for both new and existing leases. Al Andalus is within this area.
