Last updated: · By the Al Rossais team

Quick answer: Since October 2025, districts in Riyadh have been grouped administratively into five municipal sectors (North, Central, East, West and South) after the Riyadh Region Municipality replaced its 16 sub-municipalities. This map from Al Rossais shows the main districts in each sector and links every district to its full guide and to apartments available for rent.

Abdulmohsin Al Rossais & Sons Group Co. leases apartments, shops and offices across Riyadh, from Al Murabba and Al Batha in the centre to Al Sahafah in the north, Al Naseem in the east and Al Khalidiyah in the south. This page brings together the districts in Riyadh that our team has written guides for, so you can move from a sector to a district and then to the right property in a few steps.

How Are Districts in Riyadh Organised Today? From 16 Municipalities to 5 Sectors

On 4 October 2025, the Riyadh Region Municipality launched the Riyadh Municipal Transformation programme and converted its 16 sub-municipalities into five municipal sectors, each overseeing a defined part of the city. Riyadh districts are now grouped administratively under North, Central, East, West and South.

What Changed for Residents and Property Owners?

The new structure works on three levels: the municipality's deputyships supervise, the five sectors operate, and Madinati offices represent the municipality as the first point of contact for residents. The Madinati offices began receiving residents on 5 October 2025, from 8:00 am to 4:00 pm, for customer service and requests.

Why Old Municipality Names Still Appear

You will still see names such as Olaya or Al Malaz municipality in property listings, older addresses and search results, because they were used for many years. The change affected who delivers municipal services; no published source says the district names themselves changed.

The Riyadh Districts Map by Sector

This Riyadh map shows the five sectors and the main districts covered by our guides, highlighting the districts where we offer properties for rent. It is an illustrative map of districts in Riyadh: it shows which sector each district sits in, not its exact boundaries.

Questions People Ask About Riyadh's Districts

How many districts are in Riyadh?

The Riyadh Region Municipality does not publish a single, current count of the city's districts, and the figures online vary with the source and the city boundary used. For any property, the National Address gives the official district.

What are Riyadh's municipalities now?

Since October 2025, five municipal sectors (North, Central, East, West and South) have replaced 16 sub-municipalities under the Riyadh Municipal Transformation programme, with Madinati offices serving residents.

Did district names or addresses change after the municipalities were merged?

No published source reports a change to district names. The change was to the municipal structure, and the district shown in the title deed and the National Address remains the reference.

How do I know which district I live in?

Look up your National Address, or check the district shown on your title deed or on your lease registered on Ejar.

What is the difference between a district, a plan and a sector?

A sector is the municipality's administrative area, a district is a named residential area within it, and a plan (mukhattat) is an approved land subdivision with its own number on the title deed; one district can contain several plans.

What are Riyadh's district names in Arabic?

Each district in the table above is listed with its Arabic name, for example Al Malqa (الملقا) and Al Murabba (المربع). Use the Arabic name when searching Google Maps or the National Address.

Which district should I choose to live in Riyadh?

Start with the sector closest to your work and your children's schools, then compare its districts through their guides and the units available. No single district suits every household.

Where can I rent an apartment in central Riyadh?

Al Rossais lists apartments in Al Murabba (Al Dhabab Complex and Al Murabba Building), Al Malaz (Jawharat Al Malaz) and Olaya (Al Masa Building), with current units and annual rents on each property page.
